Avoid These 3 Common Contractor Scams

Most contractors are honest people who take pride in their work. Unfortunately, the home improvement industry also attracts a few bad actors who cut corners and walk away with hundreds or even thousands of dollars of a homeowner's money.

The good news is that these scams tend to follow the same patterns. Once you know what to look for, they are easy to spot. Here are three of the most common, and what a reputable remodeler does instead.

1. "We Were Just in the Neighborhood"

Someone posing as a handyman knocks on your door or stops you in the driveway. They say they are working on a house nearby and noticed your home needs attention. The pitch is usually a driveway repaving or a roof repair, and they can start right away.

Real contractors rarely work this way. Established companies get their clients through referrals, reviews and advertising, not by going door to door looking for jobs. If someone approaches you like this, end the conversation politely and quickly. In some cases an accomplice uses the distraction to slip into the backyard, or the visitor is simply looking through your windows for things to come back for later.

2. "Special Discount, Today Only"

The contractor gives you a quote, then adds that you will get a special price if you sign today. Once they leave without a commitment, the discount mysteriously disappears.

A legitimate remodeler gives you a written quote and honors it as long as the scope of work stays the same. They understand your home is a major investment and expect you to take time to compare options. A steep, pressure-driven discount usually means one of two things: the original price was inflated, or the business cannot sustain itself. Either way, whatever you save up front is likely to be lost later to poor workmanship.

3. "Pay Me Everything Now"

After discussing the project and handing you a quote, the contractor asks for half the money up front, or worse, the full amount before any work begins. Thousands of homeowners fall for this every year, and many never see the contractor again.

A reasonable deposit tied to a written contract and a clear payment schedule is normal. A demand for most or all of the money before work starts is a major warning sign. Say no and walk away.

How to Protect Yourself

A few simple habits will keep you out of trouble:

• Ask for a license number and proof of liability insurance, and verify both.
• Get references from recent clients and actually call them.
• Insist on a detailed written contract that spells out scope, schedule and payments.
